Structural Renovations (2022)

✔ In 2022, our team tackled major structural features necessary to ensure the future stability of this home built by hand nearly 200 years ago: the foundation, exterior wood siding, the roofing system, and the 4-story brick chimney. First, we took it “down to the studs” by removing a mix of modern materials to reveal the original timber frame so we could assess the scope of work.

✔ Starting from the bottom up, our team made a new foundation by:

  • Removing the existing brick walls.

  • Adding concrete footers.

  • Installing steel beams and concrete block support.

✔ Next, we restored the exterior wood siding by:

  • Removing all the original walnut wood siding.

  • Repairing the rotten parts and removing untold layers of faded paint.

  • Planing, sanding, and reinstalling the boards, then staining them to leave the natural wood texture to match the original nature of the home.

  • Re-framing all the windows in the process.

  • Adding two covered porches for the front and side entrances.

✔ Third, we removed the worn-out roof asphalt shingles and wooden planks to expose the original rafters.

  • We installed a ridge beam and re-aligned the sagging massive 37-foot timber beams.

✔ We discovered the brick chimney, serving seven fireplaces, was unstable and needed to be re-built.

Renovation Highlights

✔ Replaced old electric wiring and installed new lighting fixtures throughout.
✔ Removed two old bathrooms and a kitchen installed in the 1900s.
✔ Installed new framing and insulation.
✔ Refinished all the original hardwood flooring.
✔ Installed a new HVAC system.

Interior Improvements:

✔ Replaced old electric wiring and installed new lighting fixtures throughout.
✔ Removed old cast iron plumbing and replaced it with PVC.
✔ Remodeled two upstairs bathrooms in the two primary en suite bedrooms.
✔ Added a third full bath by re-arranging a hallway and closet.
✔ Refinished all the original hardwood flooring after removing old carpeting.
✔ Removed layers of old wallpaper, repaired plaster, and painted the interior.
✔ Added space for an upstairs laundry.
✔ Installed a new HVAC system for heat and AC on the second floor.
✔ Updated the existing powder room on the first floor and added a second half bath near the kitchen entrance.
✔ Updated the kitchen appliances.

Exterior Improvements:

✔ Replaced all the windows.
✔ Removed broken sidewalk and installed new brick entrance walkways.
✔ Upgraded the front door entrance by refinishing the arbor, corbels, and lattice work.
✔ Added new garden landscaping around the perimeter.
✔ Installed exterior decorative lighting.
✔ Built a new backyard patio, including an outdoor cooking area.
